Georgetown Negotiation & Showing Tips for Sellers

After years of listing homes in Georgetown, I keep seeing the same mistakes cost sellers time and money, and the same habits consistently help. This isn’t a room-by-room prep checklist, it’s the strategy and timing advice I actually give clients once the house itself is ready to go. I’m Robbie English, REALTOR and Broker at Uncommon Realty.

  1. Price to the first two weeks on the market, when a new listing gets the most attention.
  2. Know which buyer pool your home is competing for – Georgetown covers everything from the historic square to Sun City to newer family neighborhoods.
  3. Get ahead of your Texas Seller’s Disclosure Notice before you have a buyer, not after.
  4. Understand that buyer-agent compensation is now a private negotiation, not something published on the MLS.
  5. Don’t negotiate the first offer in isolation – compare it against what else is likely coming.

Price for the first two weeks, not for negotiating room

Pricing high “to leave room to negotiate” usually backfires. An overpriced home gets less traffic in the window when it matters most, the first couple of weeks, when buyers and agents are watching for new listings, and it often ends up selling for less after a price cut than it would have with accurate pricing from the start.

Know your buyer pool

Georgetown isn’t one market. The historic downtown square, often called one of the most beautiful town squares in Texas, draws buyers looking for walkability and character. Sun City serves active adults 55 and over specifically. Neighborhoods like Berry Creek and the newer developments on the city’s edges draw families. Knowing which pool your home fits into changes how it should be priced, photographed, and marketed.

Handle your disclosure obligations early

Texas law requires most sellers of previously-occupied single-family homes to provide a written Seller’s Disclosure Notice covering the roof, known structural issues, plumbing and electrical systems, and flood history. Start pulling this together before you list so there’s nothing to scramble for once an offer’s on the table.

Don’t evaluate an offer in a vacuum

The first offer that comes in can feel like a relief, but reacting to it in isolation is a mistake. I look at how many showings you’ve had, how buyer’s agents have responded, and how the offer compares to what a second or third offer might realistically look like before advising you to accept, counter, or hold. Sometimes the right move is patience, not the fastest yes.

Understand how buyer-agent compensation works now

Since 2024, buyer-agent compensation is no longer published on the MLS, and Texas buyers now need a signed agreement with their own agent before that agent can show them a home. What you offer toward a buyer’s agent’s fee is a private decision between you and your listing agent, and it’s worth understanding ahead of time rather than reacting to it mid-negotiation. Timing your listing matters more than most sellers think

When you list affects who’s looking. Georgetown’s buyer traffic isn’t identical in January and in May, and neither is the competing inventory you’re up against. I’ll tell you what I’m seeing right now in your specific sub-market rather than relying on generic seasonal advice, since a slow season citywide doesn’t necessarily mean a slow season on your street.

Photography and first impressions matter more than any one tip

Most buyers are scrolling listings online before they ever request a showing. Professional photography and good lighting are what get a home clicked on in the first place. If your home isn’t physically ready for that yet, I walk through exactly what to prioritize on my home preparation page.

Work with someone who gives you a straight answer

The most useful thing an agent can offer isn’t compliments about your home, it’s an honest read on pricing, condition, and what buyers in your specific part of Georgetown are actually paying for. That’s the conversation I try to have from the first meeting.
