Grand Mesa at Crystal Falls Homes For Sale

Grand Mesa at Crystal Falls is the gated, custom-home section of the larger Crystal Falls community in Leander, set on lots that run from about one to five-plus acres, considerably bigger than most of what’s available closer to town. Homes here are mostly custom builds in the 3,500 to 6,000+ square foot range, many backing up to Hill Country views or the Crystal Falls Golf Course. It’s about six miles from downtown Leander and roughly 30 miles from downtown Austin, off Highway 183, and it’s zoned to Leander ISD.

One thing that sets Grand Mesa apart from the rest of Crystal Falls, and from most Leander neighborhoods period: it’s a dark-sky community with no streetlights, so the night sky out here is genuinely dark in a way you won’t find in most subdivisions this close to Austin. Because every home is custom, no two lots look alike either, and that’s part of the draw for buyers who don’t want a production-builder floor plan repeated three doors down.

A quick note since this comes up: there’s a different, unrelated Grand Mesa section over in the Travisso community, also in Leander but a separate development entirely. This page is specifically about Grand Mesa inside Crystal Falls in Leander, so make sure you’re looking at the right one if you’ve seen both names come up in your search.

Buying custom in Grand Mesa

I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve worked with buyers on both the resale and new-custom-build side of Grand Mesa. Lots and finished homes here move at a slower pace than production-home neighborhoods, but they still see real competition when something desirable comes up, so timing and having your financing lined up in advance both matter more than they would in a typical subdivision. If you’re building rather than buying resale, I can also walk you through which builders are active in the community and what the deed restrictions do and don’t allow.

A handful of builders are active in Grand Mesa, including Drees Custom Homes and Group Three Builders, alongside independent custom builders for buyers who want to design from scratch. Deed restrictions here are stricter than in a typical subdivision, which is part of why so much of the natural tree cover and terrain around each home stays intact.

Amenities and getting around

Crystal Falls as a whole has two amenity centers with pools, playgrounds, a disc golf course, a fishing lake, and hike-and-bike trails, and Grand Mesa residents have access to all of it in addition to the gated privacy of their own section. Highway 183 gets you into the rest of Leander and Cedar Park for shopping and dining without much of a drive.

If gated acreage isn’t quite what you’re after, the rest of Crystal Falls has more traditional golf-course and neighborhood living in sections like The Fairways and The Highlands, both on smaller lots and closer to Crystal Falls’ amenity centers.
