I’m Robbie English, REALTOR, Broker at Uncommon Realty, and Headwaters is one of the largest master-planned communities I work in Dripping Springs, about 25 minutes west of Austin. It’s built out by Freehold Communities with a roster of national builders, including Ashton Woods, Taylor Morrison, David Weekley Homes, Toll Brothers, Newmark Homes, and Coventry Homes, so buyers here have a real range of price points and floor plans to choose from under one community.
The plan sets aside over 1,000 acres of open green space, with parks and trails throughout and a central hub, Headwaters Central, that includes a clubhouse, an outdoor pool, a fitness center, and a café. It’s zoned to Dripping Springs ISD, and the district has already acquired roughly 64 acres on the community’s western border for a future elementary and middle school. Headwaters has also picked up national recognition for its land plan, including a Gold Nugget Award.
Understanding Headwaters
Because Headwaters spans multiple builders and phases, no two sections look quite the same. Some pockets emphasize hill country views and greenbelt access, others sit closer to Headwaters Central and its amenities.
