Highland Haven Pre-Listing Inspection Checklist

Before you list in Highland Haven, it’s worth walking your home system by system the way a buyer’s inspector will. Here’s the actual checklist I use with sellers before their home ever goes on the market.

I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty. I’ve walked a lot of Highland Haven properties and reviewed a lot of inspection reports, and this is what I check, one system at a time.

TL;DR: the pre-listing inspection checklist

  • Roof, foundation, HVAC, plumbing, and electrical are the five systems that matter most to a buyer’s inspector.
  • Small cosmetic issues, peeling paint, a sticking latch, add up in a buyer’s mind even when the repair cost is minor.
  • Address what’s fixable before listing rather than after an offer comes in.

Roof and gutters

Look for missing or lifted shingles, flashing that’s pulled away around chimneys or vents, and gutters that are clogged or pulling away from the fascia. If your roof is older but structurally sound, a full replacement usually isn’t necessary before listing, but getting it professionally evaluated and documented can prevent a much bigger concession request later.

Foundation

Not every crack is a red flag. Hairline cracks in a slab or exterior are common and usually cosmetic, while stair-step cracking in brick, doors that stick, or uneven floors point toward genuine movement worth having assessed. Check grading around the perimeter of the home too. Ground that slopes toward the foundation instead of away from it is one of the most common, and most fixable, issues inspectors flag.

HVAC

Age matters here as much as current performance. A system that’s still running fine but is well past its typical service life will still get flagged in a report. Have it serviced and the filter changed before listing, and keep a maintenance record if you have one. Buyers and inspectors both respond better to documented upkeep than to a system that simply “seems fine.”

Plumbing

Check water heater age, water pressure throughout the house, and look for any visible leaks under sinks or around fixtures. Moisture readings in bathrooms, kitchens, and laundry areas are a routine part of most inspections, so it’s worth checking these yourself first. A slow drain or a dripping faucet is a cheap fix now and a bigger question mark later if it shows up in someone else’s report.

Electrical

Confirm your electrical panel is in good condition and that GFCI outlets are present anywhere they’re required, kitchens, bathrooms, exterior outlets, and near water. Flickering lights or outlets that don’t test properly are quick items to catch and fix before they become part of a buyer’s negotiating list.

Some sellers plan to deal with issues if and when they come up during the buyer’s inspection. That approach usually costs money: you get a buyer, the inspection happens, and suddenly you’re negotiating a list of demands under a contract deadline instead of on your own timeline. Solving problems before listing means cheaper contractors, less stress, and a clearer path to closing.

The small stuff adds up

Smaller things matter too, a sticking gate latch, a door that needs too much force to close, a dripping faucet. They add up in a buyer’s mental tally even if no one mentions them out loud. None of these need a contractor, just attention before your first showing.
