Here’s what actually goes into that number, and why online estimates so often miss it.

  • A real valuation compares recent closed sales nearby, adjusted for size, condition, lot, and updates.

Why the First Two Weeks Matter So Much

Buyers and their agents watch new listings closely, and interest is highest right when a home goes live. Correcting course after that means relisting or dropping the price, both of which read to buyers as “something’s wrong with this house,” even when nothing is.

What Actually Goes Into a Valuation

I start with recent closed sales in your immediate area, not just anywhere in Cedar Park. This city has enough variety, from established neighborhoods off Bell Boulevard and Whitestone to newer builds further out, that a comp two miles away can be misleading. From there I adjust for square footage, lot size, school assignment, condition, and any updates like a renovated kitchen or a new roof. I also look at what’s currently active and pending, since that tells you who you’ll be competing against, not just who already sold.

Sites like Zillow’s Zestimate use public records and recent sales data, but they can’t see inside your home. A kitchen that hasn’t been touched since 1998 and one that was redone last year will show up identically in an algorithm, even though buyers will value them very differently. That’s the gap a real walkthrough and local comps close.

Cedar Park has cooled some from the frenzy of a few years ago, with homes generally taking longer to go under contract than they did at the peak, and pricing has to work harder to earn showings. Most of Cedar Park is zoned to Leander ISD, which continues to be a draw for relocating families and factors into how buyers value homes in different pockets of the city.
