Horseshoe Bay TX Home Selling Process

I’m Robbie English, REALTOR and Broker at Uncommon Horseshoe Bay. Here’s the actual sequence I walk sellers through when we list a home in Horseshoe Bay, start to finish.

Horseshoe Bay sits on the southern shore of Lake LBJ, split between Llano and Burnet counties, and the buyer pool here skews toward second-home owners and retirees. A lot of my sellers only spend part of the year in town, so pricing and prep decisions often have to happen remotely or on a short window when they’re back — I build the timeline around that instead of assuming you’re local full-time.

1. Consultation and Pricing

We start with a conversation about your timeline and goals, then I walk the property and pull recent comparable sales specific to your category — lakefront, golf-course-adjacent, or interior. Comps are thinner in a resort market like this one, so I sometimes have to look further back or further out geographically to find genuinely comparable sales rather than leaning on a blended neighborhood average.

2. Preparing and Marketing the Property

Before we list, we address any obvious repair items and get documentation ready — dock permitting, HOA paperwork if you’re in a gated section like Applehead Island or Highland Haven, and anything else a buyer is likely to ask about early. Photography and the listing description are built around what a resort buyer is actually shopping for: the view, the lake or golf course access, the lifestyle, not just square footage.

3. Showings and Offers

Once the listing is live, I track showing feedback and keep you posted as it comes in. When offers arrive, I walk you through price, terms, financing contingencies, and timeline for each one so you’re comparing them with full information.

4. Negotiation Through Closing

From accepted offer to closing, I coordinate directly with the buyer’s agent, the title company, and the lender so nothing gets missed on your end. Inspection items, appraisal questions, and any last-minute repair requests get handled as they come up, and I keep you informed of where things stand rather than leaving you to guess.
