People ask me constantly how to make a Kingsland home stand out instead of blending into every other listing on the lake. There isn’t one universal trick—what works depends on whether you’re on the water or a few streets back, and whether your home is one of Kingsland’s older river cottages or a newer custom build.

  • Dock condition and usable water depth matter more to buyers here than almost anything else if you’re on Lake LBJ.
  • Because Lake LBJ holds a constant level year-round, a well-kept dock is a selling point in every season.
  • Septic and well systems get real scrutiny in an unincorporated area like Kingsland, so have your documentation ready.
  • Older river cottages and newer custom builds need different selling stories, not the same script.
  • Small, targeted prep work usually outperforms a big renovation before you list.

If You’re On The Water, Lead With The Dock

On Lake LBJ, the dock often sells the house before a buyer walks inside. Photograph it in good light, show the boat lift or swim platform, and be upfront about water depth at the end of it. Lake LBJ is a constant-level lake—the LCRA holds it steady year-round instead of drawing it down seasonally the way Lake Travis does—so a dock here works every month of the year. That’s worth saying outright in your listing, not just implying with a photo.

Off The Water, Sell The Access

If your home isn’t waterfront, don’t compete on views you don’t have. Lean into what interior lots offer: proximity to public access points, a shorter drive to The Slab or the marina, more privacy, and often a bigger lot for the price. Plenty of buyers here want lake-town living without the dock maintenance and premium price tag.

Address What Buyers Actually Worry About Here

Kingsland is unincorporated, so many properties run on septic and well rather than city water and sewer—buyers pay closer attention to that here than in a subdivision. Have your septic inspection and pumping records ready, and put a recent well test in front of them instead of waiting to be asked. If your home sits at a safe elevation relative to the river, worth noting given the area’s flood history at low-water crossings, say so and back it up with your survey.

Know Whether You’re Selling A Cottage Or A Build

Kingsland’s housing stock is a real mix: older river cottages with decades of character next to newer custom homes. If you own a cottage, don’t apologize for its age—highlight the mature trees, the established dock, the walk into town. In a newer build, lead with what a cottage can’t offer: updated systems and construction built for Hill Country weather. Selling one like it’s the other usually falls flat with buyers who notice right away.

Small Prep Beats A Big Renovation

Before you sink money into a remodel, most of what moves buyers here is smaller: pressure-washing the dock and driveway, fixing exterior lighting, clearing brush blocking a water view, and staging to open up the main living space. A clean, well-kept home puts buyers at ease before they ask a single question.
