The market shifts, and pricing off sales from six or twelve months ago can put you out of step with what’s actually happening now. I look at what’s active and pending in your specific part of Lago Vista before recommending a number, because that’s the competition your listing actually faces on day one.
Watch the first two weekends closely
Showing activity and feedback in the first couple of weeks tell you almost everything you need to know. A lot of traffic but no offers usually points to price. Low traffic points to exposure or presentation. I track that closely so we can adjust fast instead of waiting a month to realize something isn’t working.
Know how buyer representation works right now
Since the 2024 industry settlement, buyer’s agents no longer see compensation offers listed on the MLS, and their clients typically sign a written representation agreement before touring homes. That changes how offers and buyer-side concessions get discussed during negotiation. I walk sellers through what that means for their specific listing before offers start coming in, not after.
Don’t let multiple offers turn into a guessing game
If more than one offer comes in, price is only one variable. Financing type, contingencies, and closing timeline all affect what an offer is actually worth. I lay out full offers side by side so you’re comparing real terms, not just the top-line number.

If your property has waterfront considerations, a septic system, or an LCRA dock permit, get ahead of the questions buyers will ask before they ask them. Being able to answer clearly during a showing builds confidence and keeps the conversation moving toward an offer instead of stalling on uncertainty. Don’t chase a season you don’t need to chase
Lake season brings more buyers into the market, but serious buyers shop year-round, and a well-priced, well-presented home can move quickly in a slower month too. I wouldn’t hold a listing back just to wait for warmer weather if the home and the market both say it’s ready now.
