Liberty Hill Real Estate Market for Home Sellers

The Liberty Hill real estate market has changed fast, and if you’re a seller here, that’s worth understanding before you list. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and here’s what I’m actually seeing on the ground.

  • Liberty Hill ISD is expanding fast to keep up, which is a draw for family buyers.
  • Selling successfully means pricing and marketing against that specific competition, not generic city-wide assumptions.

What’s Actually Driving Liberty Hill’s Market

Liberty Hill sits on the western edge of Williamson County, roughly 35 to 45 minutes from downtown Austin depending on traffic and route. The city’s population went from around 3,600 in 2020 to more than 13,000 by 2025, making it one of the fastest-growing cities in Texas. A large share of that growth is new construction, and Liberty Hill ISD has been adding campuses to keep pace with a student population expected to approach 19,000 by the mid-2030s.

What that means for sellers: there’s real buyer demand, but a lot of it is being absorbed by new-build inventory with builder financing incentives that resale homes can’t always match directly. Your home’s advantages — established landscaping, a finished yard, no wait for construction, upgrades already in place — need to be part of how it’s priced and marketed, not just assumed.

How I Price in a Market Like This

I look at recent closed sales and current active listings specific to your neighborhood and price point, and I factor in what nearby new construction is offering, since that directly affects what buyers are willing to pay for a resale home in the same area. A citywide average doesn’t capture that — a comparables pull specific to your home does.

What Actually Moves Buyers Here

Presentation matters more when you’re competing against a model home. Decluttering, minor repairs, and staging that highlights space and flow make a real difference. So does marketing — professional photography and a listing description with real detail, put in front of agents actively working with buyers in Liberty Hill, rather than a generic MLS listing left to speak for itself.

Negotiation in a Competitive Market

When offers come in, I look past the top-line number to financing type, contingencies, and timeline, and negotiate with your actual bottom line in mind. Once you’re under contract, I stay on top of inspections, appraisal, and paperwork through closing.
