If you haven’t sold a home in a while, or you’ve never sold one in Highland Haven specifically, it helps to know what actually happens between deciding to list and getting to the closing table. Here’s the process I walk sellers through, step by step, so you know what to expect and when to expect it.
I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty.
Step one: the walkthrough and pricing conversation
Before anything goes live, I walk the property with you. We talk through what’s genuinely worth fixing before showings start and what isn’t. Then we get into pricing, and I show you the comparable sales I’m using, both here in Highland Haven and across the wider Lake LBJ area, since this town alone doesn’t generate enough sales to price from in isolation. You’ll see the reasoning, not just a number.
Step two: getting the listing ready
This covers professional photography, staging guidance if it’s needed, and writing a listing description that actually speaks to a Highland Haven buyer rather than a generic template. Small details, like showing the lake view honestly and highlighting dock access if you have it, matter more here than in a typical subdivision listing.
Step three: going live and generating interest
Your home goes out through the MLS, targeted digital placement, and my own network of agents who specifically watch this stretch of Lake LBJ. I track what buyers say after each showing. If the same comment comes up more than once, that tells us something worth acting on.
Thinking About Selling?
Step four: reviewing offers
When an offer comes in, we go through it together, not just the price but financing type, contingencies, proposed closing date, and anything unusual in the terms. I’ll tell you plainly where an offer is strong and where it carries risk, and if there’s more than one, I’ll help you compare them on what actually matters, not just the top-line number.
Step five: contract to closing
Once you’re under contract, I stay on top of inspection, appraisal, and title so a problem gets caught early rather than surfacing the week of closing. You’ll get updates from me directly at each milestone, not radio silence until something needs your signature.
What this looks like on an actual calendar
Every sale moves at a slightly different pace depending on the property and the market at the time, and I won’t promise you an exact number of days. What I can promise is that you’ll know at each stage what’s happening and what’s coming next, instead of wondering.
If you want a realistic sense of what this timeline looks like for your specific home, reach out and we’ll go through it together.
