What’s driving East Austin’s luxury market
Mueller is probably the clearest example of the shift — built on the site of the old Robert Mueller Municipal Airport, which served the city until Austin-Bergstrom took over in 1999, it’s now a planned community of more than 6,200 homes with its own walkable town center, the Thinkery children’s museum, and an Alamo Drafthouse. It’s zoned to Austin ISD, though attendance boundaries have shifted as the neighborhood filled in, so I always confirm the exact campus for a given address. Beyond Mueller, East Austin runs along the I-35 corridor and includes pockets of restored historic homes sitting right next to new modern construction, which is part of what gives the area its particular character. The East 6th Street corridor and the Plaza Saltillo development have both pulled in a wave of restaurants, bars, and mixed-use buildings over the past several years, and that commercial energy tends to push nearby residential values up faster than in parts of the city without a comparable anchor.
What buyers are looking for
Luxury buyers here are typically less focused on lot size and more on design, finish quality, and walking distance to East 6th or the neighborhood’s own retail.
