South Austin luxury real estate isn’t one neighborhood, it’s several very different ones stitched together under one label. Zilker, Barton Hills, Travis Heights, and Bouldin Creek each have their own character, and knowing which one you’re actually shopping in matters as much as the price range when you’re looking for a luxury home for sale in South Austin, TX.
I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve worked this side of the city for years.
What “South Austin luxury” actually covers
The 78704 zip code is the heart of it, covering Zilker, Barton Hills, Travis Heights, Bouldin Creek, and South Congress. Zilker puts you walking distance from Zilker Park and Barton Springs Pool, plus the shops and restaurants along South Lamar. Barton Hills has tree-lined streets and homes dating back to the 1940s. Travis Heights sits closest to Lady Bird Lake and the Butler Trail, with a lot of original 1930s-1950s bungalows still standing on 5,000 to 7,000 square foot lots. Bouldin Creek is one of the oldest neighborhoods in the city, walkable to South First Street, where teardown-rebuilds have pushed newer home prices well into seven figures.
What buyers are actually paying
Across 78704 as a whole, the trailing 12-month median sale price sat around $1.17 million as of this past July, with active listings ranging from the mid $300,000s up to nearly $8 million depending on lot, age, and whether it’s an original bungalow or a full rebuild. That spread is exactly why I walk buyers through actual comps street by street instead of quoting a single number for “South Austin.”
