Outside of Leland, the higher-end condo inventory in 78704 and 78745 runs boutique rather than high-rise. The Ivy Condominiums on Menchaca Road and Guild Lofts on South 1st Street are both smaller, modern developments with private rooftop terraces and upgraded finishes, but neither comes with the concierge, valet, or full amenity deck you’d get downtown. If that full high-rise package matters more to you than the South Austin location, I’d point you toward Central Austin’s downtown towers instead — that’s genuinely where that inventory is.
South Austin doesn’t have the wall of high-rise condo towers you’ll find downtown, but it does have a real luxury pocket — most of it clustered around South Congress. Leland South Congress, a 270-residence development going up at 2121 S Congress Ave, will be the closest thing South Austin gets to a downtown-style luxury tower once it’s finished — the developer, Intracorp, is targeting a 2027 opening — with units ranging from studios to three-bedroom penthouses and interiors and amenity spaces designed by Michael Hsu.

Why buyers still choose this area
What South Austin offers is proximity. Zilker Park, Barton Springs, and the Lady Bird Lake hike-and-bike trail are all close, and South Congress has become one of the city’s busiest retail and restaurant corridors, especially since the Music Lane development opened in 2020. That combination is what pulls buyers toward this pocket even without a full lineup of condo towers to choose from.
