Marble Falls TX Homes and Real Estate

Marble Falls is the commercial hub of the Texas Hill Country’s Highland Lakes region — a real downtown, real shopping and dining, and still a lake town at its core. I work this market regularly, so here’s what I’d want you to know before you start touring Marble Falls TX homes and real estate.

Marble Falls sits about an hour northwest of Austin, close enough that plenty of buyers commute in but still far enough to get a genuinely different pace of life once you’re home. Lake Marble Falls runs through town, so boating and fishing are right there, and the surrounding hills give you hiking and wildlife-watching without having to drive far. You’ll find everything from new construction to well-kept historic homes here, and demand tends to run strong given how much the town has to offer relative to its size.

Living here day to day

Marble Falls has a real sense of community — a historic downtown, regular local events and festivals, and a farmer’s market that draws people out. It’s the kind of town where you’re not surprised to know your neighbors by name.

Shopping, dining, and recreation

Downtown Marble Falls (locals know it as Old Oak Square) is where most of the shopping and dining happens — boutiques, antique shops, and local restaurants, including the Blue Bonnet Café, which has been serving up its famous pies since 1929. For anything you can’t find downtown, there’s a Walmart Supercenter and other national retailers on the edge of town. On the recreation side, Longhorn Cavern State Park is about a 20-minute drive and worth the trip for its cave tours and hiking trails, and Lake Marble Falls itself covers boating, fishing, and a scenic riverwalk right in town.

What’s on the market

  • Lakeside homes — the most in-demand and typically the highest price point, with direct water access and views.
  • Single-family homes — the bulk of the market, ranging from new-build neighborhoods to older, established streets.
  • Luxury homes — custom builds on larger lots, often in gated communities, for buyers who want more privacy and space.
  • Land — vacant lots are available if you’d rather build than buy existing.

Marble Falls TX real estate covers a wide range — a lakeside estate, a downtown-adjacent home, or a lot to build on — and the town gives you both the lake lifestyle and the amenities that some of the smaller Highland Lakes towns don’t have.
