Marketing-Focused Real Estate Agent To List My Austin Home

I’m Robbie English, REALTOR and Managing Broker at Uncommon Realty, and marketing matters more in Austin than almost anywhere else I work, simply because of how many listings you’re competing against. Austin spans Travis County and reaches into parts of Williamson and Hays counties, and neighborhoods here range widely, from downtown condos to Hill Country acreage, which means a one-size-fits-all marketing plan doesn’t work.

Why photography is the foundation, not an afterthought

Most buyers see a listing online before they ever consider seeing it in person, and in a market as saturated with inventory as Austin, the photos are often what decide whether a buyer clicks in for more or scrolls past. I use professional photography on every listing, shot to match the property: wide interior shots and clean exterior compositions for a downtown condo, more emphasis on the lot, views, and outdoor space for a Hill Country property. For homes where it adds real value, that includes video walkthroughs and drone footage, particularly for properties with acreage, a distinctive lot, or views that still photos alone don’t capture.

Getting a listing in front of the right buyers

Once a listing is photographed well, it still has to reach the buyers actually shopping for that kind of property. I syndicate every listing through the MLS to the major search portals buyers use, and I pair that with targeted digital promotion aimed at the buyer profile most likely to want that specific property, rather than a blanket post to a general audience. A downtown high-rise listing and a suburban single-family home don’t reach the same buyer through the same channels, so I build promotion around who’s actually searching for that property type in that part of the city.

Why Austin listings need a different approach by neighborhood

A listing in a downtown high-rise sells to a different buyer than a home in a suburban subdivision or a Hill Country property on the edge of the city, and marketing all three the same way leaves money on the table. Knowing which buyers actually respond to which channels, and pricing against the right comp set for your specific neighborhood rather than an Austin-wide average, matters more here than in a smaller, more uniform market.

Positioning a listing in a competitive, fast-moving market

Austin’s market moves quickly on well-positioned listings, and the properties that sit are usually the ones marketed generically instead of positioned for the buyers actually looking. That means getting photography and marketing live at launch, not trickling out over the first week, and pricing the listing to generate strong early activity instead of chasing the market down after it sits. I build the marketing plan around your specific neighborhood and buyer pool from day one: professional photography and video suited to the property type, digital promotion targeted at the buyers actually searching that part of Austin, and pricing based on recent comparable sales close to your home, not a citywide number that can be misleading given how much Austin varies block to block.
