Next door, the Enclave at Maya Vista is a smaller, 128-lot section on about 29 acres — worth knowing about separately since it’s sometimes confused with the original Maya Vista community, even though it’s its own development. What sets this whole area apart is proximity to Leander’s Capital MetroRail Red Line station, less than a mile away, which gets you a rail connection into downtown Austin without a car — a genuine rarity for a Leander subdivision.
How it compares to nearby Leander communities

Buying resale in a sold-out community
Since Maya Vista isn’t taking new reservations from the builder anymore, every purchase here is a private-party resale, which changes the process a bit — no builder incentives or rate buydowns to negotiate, but also more room to negotiate directly on price and closing timeline than you’d get from a builder’s sales office. I watch this neighborhood closely enough to catch new listings within a day or two, which matters in a sold-out community where inventory doesn’t get replaced the way it does in a still-building section elsewhere in Leander. The Enclave next door still has some activity as its own 128-lot buildout finishes, so if the original Maya Vista section is empty of listings when you call me, I’ll check both before telling you there’s nothing to see.
