North Creek Ranch is one of Leander’s older, more established communities — built out between 2001 and 2011 off Bagdad Road by a mix of builders (Lennar, Centex, Main Street, D.R. Horton, and Eaglewood Homes), which means more variety in floor plans and price than you’ll find in a single-builder new-construction section. Homes here run from around 1,200 to 2,500 square feet, with a number of lots pushing past a third of an acre — bigger than what’s typical in newer Leander construction.

What’s actually in the neighborhood
The city maintains a park right on North Creek Blvd with a sports lawn, a covered pavilion, a picnic area, and a playground — it’s a genuine neighborhood gathering spot, not just a name on a sign. Because the community built out over a full decade with five different builders, no two blocks look quite the same, which is part of why I’d rather walk it with you than let you judge the whole neighborhood off two or three online photos.
How it compares nearby
If you want newer construction on a smaller lot, Pecan Creek a few minutes away is the closer match. For more of Leander’s older, tree-covered stock in the same general price range, North Creek — a distinct, separate community despite the similar name — and Oak Ridge are both worth a look. What to expect on a tour
Because North Creek Ranch spans homes built as early as 2001 and as recently as 2011 across five different builders, I tell buyers to expect real variation in finish quality and how well individual houses have been maintained — this isn’t a neighborhood where you can judge every listing off the average. What stays consistent is the lot sizes and the tree canopy, both of which are genuinely harder to find in anything Leander is building new right now. If bigger lots and established landscaping matter more to you than move-in-ready finishes, this is one of the stronger options in the area.
