North Creek sits at the northwest corner of Hero Way and Bagdad Road in Leander, tucked northwest of Pleasant Hill and the Highlands at Crystal Falls. It’s one of the older established neighborhoods in this part of Leander, dating back to 1987, and it’s still one I recommend to buyers who want bigger lots without paying for a brand-new master-planned community.

Why buyers like North Creek
North Creek is zoned to Leander ISD, with kids attending Bagdad Elementary, Danielson Middle School, and Glenn High School. There’s no HOA here, and the lots run larger than average for the area, which is the main reason repeat buyers come back to this neighborhood specifically. It also has its own community pool, which is a rarity for a no-HOA neighborhood. Being close to Hero Way and Bagdad Road puts you a short drive from downtown Leander, Crystal Falls Parkway, and the Capital MetroRail Red Line station if you commute into Austin by train.
What the homes are like
Expect single-family homes from the late 1980s through the 2000s, with more variation in lot size and layout than you’ll find in a newer subdivision built all at once. That’s typical of an established neighborhood that’s grown in phases over decades rather than a single master-planned buildout.
Because North Creek grew in phases rather than as one planned buildout, I always recommend a full inspection here regardless of how updated a listing photo makes a kitchen or bathroom look, since additions and renovations from different decades don’t always meet the same code.
Worth knowing: North Creek Ranch is a separate, distinct subdivision nearby with a similar name, so don’t confuse the two when you’re searching. Other close options include Northline, Marbella, and Mockingbird Park.
