It sits next to Wiley Middle School and Rouse High School, and it’s close to the Capital Metro bus line and MetroRail station if you commute toward Austin without wanting to drive the whole way. What Marbella Offers
Kids here are zoned to Leander ISD. Marbella itself doesn’t have a community pool inside the gates, but it has a pavilion, walking trails, and park areas, and it connects to acres of parkland tied into the Brushy Creek Regional Trail System — so if you’re the type who wants to walk or bike rather than drive to a trailhead, that’s a real plus. The gated entry and larger homesites give it a different feel than a lot of Leander’s newer, denser developments.
