Bigger lots, minimal HOA restrictions, and homes that have had time to settle in with mature trees. What Meadow Creek Ranch is actually like
The neighborhood started developing in 1992, and most of the homes were built in the late ’90s and early 2000s, so this isn’t a brand-new subdivision with cookie-cutter floor plans. Lots run large, from about 2.5 up to 6.5 acres, and homes range roughly 1,600 to 3,300 square feet with 3 to 5 bedrooms. You’ll see granite counters, high ceilings, and Hill Country views on a lot of these properties, along with porches, pools, and outdoor living spaces that owners have added over the years.
HOA restrictions here are minimal compared to newer communities, and the neighborhood welcomes horses, which matters if that’s part of your plan. Kids attend Dripping Springs ISD.
Because the housing stock has more age and variation than a new build community, condition matters a lot more here. Two homes on similar acreage can differ significantly based on updates, well and septic maintenance, and how the land has been used. That’s where local knowledge actually pays off, both for buyers trying to evaluate what they’re getting and sellers trying to price accurately.

For sellers, pricing accurately here means comping against homes with genuinely similar acreage, condition, and updates, not just square footage. A well-maintained home on a well-kept 3-acre lot with recent updates can significantly outprice a similar-sized home that hasn’t been touched in 20 years.
