Mesa Vista Estates is a small acreage community in Leander that’s been building out gradually since 2004, with most construction wrapping up around 2013. What sets it apart from a lot of Leander’s newer subdivisions is the lot size — properties here run anywhere from around 5 acres up past 7 or 8, with no HOA and light restrictions, so it’s popular with buyers who want a horse, a guest home, or just genuine space between neighbors. Take a look at what’s currently listed below.

Living in Mesa Vista Estates
Because the lots are large, homes here sell infrequently and don’t sit on the market long when they do — if you’re serious about this neighborhood, it’s worth having your financing and a firm sense of your must-haves ready before something comes up. The tax rate runs lower than a lot of comparable Leander acreage communities, which matters if you’re comparing carrying costs across a few options. Kids zone into Leander ISD, same as most of the surrounding area.

If you want the acreage feel of Mesa Vista Estates but a slightly different price point, I’d also have you look at Valley Vista Estates nearby. For buyers who want resort-style amenities instead of acreage, my Luxury Homes For Sale Leander TX page covers communities like Crystal Falls and Travisso. And for smaller lots at a lower price point, Lakeline Ranch or Homestead are both good comparisons.
