Cottonwood Shores is a small city in southern Burnet County, tucked along the Colorado River just below Lake LBJ and a short drive from both Horseshoe Bay and Marble Falls. It’s smaller and quieter than either of its better-known neighbors, which is exactly the appeal for a lot of buyers I work with. Cottonwood Shores incorporated in the late 1980s and has stayed a small, residential community — about 1,400 residents at the last census. You’re minutes from Horseshoe Bay Resort’s golf courses and spas, and just as close to Marble Falls’ Main Street for dining and shopping. But home in Cottonwood Shores itself is quieter than either: fewer through-streets, less tourist traffic, and a real neighborhood feel.
Climate and Outdoor Life
Like the rest of the Highland Lakes area, Cottonwood Shores gets mild winters and warm summers, with the Colorado River right there for kayaking, fishing, and river access. Most residents I talk to spend a lot more time outdoors here than they did in their previous city — that’s usually the point of the move.
Community
It’s a small enough town that people notice a new face. Neighbors introduce themselves, local events are genuinely well-attended rather than corporate, and it doesn’t take long to feel like you belong. If you want small-town living without giving up access to Horseshoe Bay’s amenities or Marble Falls’ restaurants and shops, this location does both.
