I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I work with buyers all over Northwest Austin. That’s a bigger, messier area than most buyers realize going in — it’s not one neighborhood with one set of rules, it’s a stretch of the city that runs from pockets near Milwood and Rattan Creek out toward Anderson Mill, Great Hills, and Four Points, crossing in and out of Austin ISD, Round Rock ISD, and Leander ISD depending on which side of a street you’re standing on. Knowing where those lines fall, block by block, is a big part of what I bring to a buyer search out here.

I’ve spent decades working Austin real estate, and I also teach real estate nationally as an instructor and speaker for other agents. That background matters less for the sales pitch and more for the practical stuff: reading a contract correctly, knowing when a school zone actually changes at a specific street, and negotiating from a place of experience instead of guesswork. Northwest Austin is really several neighborhoods, not one

Robbie English, REALTOR, Principle Agent, Broker, National Instructor, ABR, AHWD, CRB, C2EX, E-Pro, GRI, MRP, NHC, PSA, RENE, RPR, SFR, SRS, TBS, TLS, TAHSWhen buyers say “Northwest Austin,” they usually mean the corridor that runs along US-183, MoPac (Loop 1), and RR 620 — Milwood, Rattan Creek, Anderson Mill, Balcones, Great Hills, and further out toward Four Points near Lake Travis. Each of those has its own character and price range, and the schools shift depending on the pocket — some streets feed Austin ISD, others Round Rock ISD, and areas closer to 620 can land in Leander ISD. I check the actual attendance zone for any house we’re seriously considering rather than assuming based on the neighborhood name, because those boundaries genuinely don’t line up with how people talk about the area.

Commute is the other thing that varies a lot here. Homes closer to the Domain and the Apple campus off Parmer Lane put you close to a growing employment corridor, but that also means more MoPac and 183 traffic during peak hours. Homes further out near 620 trade that convenience for more space and, often, more trees. Neither is better — it depends on what you’re optimizing for, and that’s the first conversation I have with any buyer before we start touring houses.

What I actually do for you as your buyer’s agent

I start by listening to your budget, your must-haves, and your deal-breakers, then build a search around the real boundaries — not the marketing names realtors slap on listings. Once we’re looking at specific houses, I walk you through condition issues that aren’t obvious in photos: foundation movement (common in parts of this area given the soil), roof age, and whether a “recent renovation” was done with permits or not.
