“West Austin” isn’t one market, it’s shorthand for a stretch of very different neighborhoods: Tarrytown close to downtown, Rollingwood and Westlake Hills further out in Eanes ISD, and pockets closer in that are still Austin ISD. Inventory in this part of the city tends to be limited and competitive most of the year. That affects both sides: sellers usually don’t need to overprice to get attention, and buyers need to be ready to act when the right property in the right school zone comes up.
