Why Round Rock doesn’t move as one market
Round Rock sits mainly in Williamson County, with a small part reaching into Travis County, about 18 miles north of Austin along I-35. Most of the city is served by Round Rock ISD, though parts of Round Rock also fall within Austin ISD and Pflugerville ISD depending on the specific address, which matters when you’re comparing two homes that look similar on paper. The city is home to Dell Technologies’ headquarters and a large employment base of its own, plus draws like the Kalahari Resort and Dell Diamond, home of the Round Rock Express.
Because Round Rock spans older established neighborhoods near downtown, master-planned communities further out, and newer construction on the edges of the city, it doesn’t behave as a single market. A resale home near Old Settlers Park and a new build near the outer loop can be responding to completely different supply and demand pressures at the same time.
How I read Round Rock for clients
I track inventory and time-to-contract by neighborhood and school zone, not just citywide, since those numbers can tell very different stories depending on where in Round Rock you’re looking. That’s the basis for the market updates I publish, and it’s what I dig into further with buyers and sellers directly.

Round Rock’s size is an advantage if you use it right, but it means generic advice built for “the Austin market” usually misses what’s actually happening on your street.
