San Marcos sits in Hays County, right at the midpoint between Austin and San Antonio on I-35, and that location does a lot of the work in explaining its real estate market. Texas State University anchors the local economy with roughly 38,000-40,000 students, which keeps rental demand steady and makes San Marcos a real option for investors, not just homeowners.

School Districts

San Marcos CISD covers most of the city core, while Hays CISD serves a good portion of the western and northwestern side, including some of the newer master-planned communities. That split matters more here than in a lot of Central Texas suburbs, since two homes a few streets apart can be zoned to different districts — worth confirming before you fall in love with a particular street.

What’s Actually on the Market

San Marcos real estate ranges from affordable townhomes and starter homes near campus to established bungalows on older, tree-lined streets, up through newer master-planned communities with resort-style amenities on the outskirts of town. San Marcos also sits close enough to New Braunfels that a lot of buyers cross-shop the two cities, especially if they’re weighing river access and outlet shopping against proximity to Texas State.

Sitting between Austin and San Antonio isn’t just a geography footnote — it means San Marcos pulls hybrid workers from both metros who want a shorter, cheaper commute than living inside either city, plus the retail traffic from Premium Outlets San Marcos, which draws shoppers from well beyond the county line. That combination of student rental demand, commuter interest, and retail traffic is part of why San Marcos has kept growing steadily rather than in the boom-bust pattern some smaller Hill Country towns see.

Questions I Get Most Often

Buyers new to San Marcos usually ask two things: how close is too close to campus, and does student housing nearby hurt resale value. The honest answer is it depends on the specific street and how the neighborhood is zoned — some pockets near Texas State are almost entirely student rentals, while others a few blocks over are quiet, owner-occupied streets that hold value fine. That’s the kind of thing worth walking through with someone who knows the specific area rather than guessing from a map.
