New Braunfels sits in Comal County about 30 miles northeast of San Antonio on I-35, roughly halfway between Austin and San Antonio, and it’s one of the few Hill Country towns close to both cities that still has a genuine historic downtown along with real river access. The population has grown past 105,000 in recent years as more Austin and San Antonio buyers have discovered it. Living in New Braunfels
New Braunfels was founded by German immigrants in 1845 at the point where the Comal and Guadalupe Rivers meet, and that heritage still shows up downtown — German bakeries and beer halls next to newer farm-to-table restaurants, all centered around Landa Park on the Comal. A few minutes away, the Gruene Historic District has preserved 1800s buildings, including Gruene Hall, along with boutique shops and live music. Both rivers are a huge part of daily life here; the Comal is the shorter, spring-fed tubing run close to downtown, while the Guadalupe stretches out toward Canyon Lake with more variety for kayaking and fishing.
Neighborhoods and schools in New Braunfels
Kids in New Braunfels are zoned to either Comal ISD or New Braunfels ISD depending on the part of town, and both districts rate above the state average on graduation rates. Where you buy tends to fall into a few different pockets: close to Gruene for river access and Hill Country character, out along the FM 306 corridor toward Canyon Lake for acreage and newer master-planned communities, or nearer I-35 for a shorter commute and more affordable pricing. I can walk you through which of those fits your budget and how you actually want to live.
