I pull comps from within Saratoga Hills first, and when those are thin, I widen carefully to genuinely similar acreage communities nearby, adjusting for lot size, custom finishes, and how recently the home has been updated. Homes here were built by Ashton Woods, Vintage Estate Homes, and Ryland Homes, now part of CalAtlantic, so builder and finish level matter when I’m comping your property against a neighbor’s.
Well and septic condition is also part of the pricing conversation, since almost every home on a lot this size relies on one. Buyers coming from city utilities want to see documentation, and I make sure that’s ready before we go live.
