Saratoga Hills is a small, gated community west of Austin along Highway 290, near the edge of Dripping Springs, and it’s a different kind of neighborhood than most of what’s around it: just 155 homesites, all on lots of roughly 1.5 acres or more. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I work with buyers and sellers here. If you ever need property management down the line, my team also runs Uncommon Rentals by Uncommon Realty.
Here’s the quick version.

What Saratoga Hills is actually like
Saratoga Hills is small by design: 155 homesites total, each on a lot of about 1.5 acres or more. The community was built out by Ashton Woods, Vintage Estate Homes, and Ryland Homes, which later became CalAtlantic, so you’ll see a mix of custom and semi-custom builds rather than a single repeated floor plan. Streets wind through cul-de-sacs, which keeps through-traffic low and adds to the privacy that draws people here in the first place.
Kids in Saratoga Hills attend Dripping Springs ISD, a well-regarded district. The location gives you easy access to both Highway 290 and the small-town feel of Dripping Springs itself, along with proximity to Hamilton Pool Preserve and Pedernales Falls State Park if you’re into that side of Hill Country living.
Because lots here run larger than a typical subdivision, well and septic systems are standard, and that’s something buyers coming from a city lot need to factor into both their budget and their due diligence.

Buying in Saratoga Hills
With only 155 homes in the entire community, inventory here is naturally limited, so when something comes up it’s worth moving on quickly if it fits what you’re looking for. I help buyers understand which lots hold long-term value based on elevation, tree cover, and orientation, and I walk through well and septic condition with you since those systems are a real factor in a property this size. I also help you weigh a custom-built home against one of the more standard builder plans, since both exist in this community and they hold value differently.
Selling in Saratoga Hills
Because inventory turns over slowly here, pricing needs to be based on genuinely comparable sales, not just a broad Dripping Springs market report. I look at lot size, tree cover, custom finishes, and how your home compares to the small pool of recent sales in the community specifically. Professional photography and staging matter more in a market like this, since buyers looking at Saratoga Hills tend to be comparing it against other higher-end acreage communities nearby.
Working with me
I’ve represented buyers and sellers across Central Texas for years and also teach real estate agents nationally, which means the negotiation and contract knowledge I bring to my own clients is the same material I teach other professionals.
