Selling FSBO means you’re drafting or reviewing the contract yourself, fielding buyer objections directly, and handling every Texas-required disclosure on your own. Under Texas law, sellers have to complete a Seller’s Disclosure Notice covering known defects, and getting that wrong, or leaving something off, can expose you to a lawsuit after closing. A REALTOR also gives your listing access to the MLS, which is where most buyer’s agents and their clients search first. Without it, your reach is limited to whatever traffic you can generate on your own.
Why that gap matters more in Lago Vista specifically
A meaningful share of Lago Vista buyers aren’t local. Some are relocating from out of state, some are shopping for a second home on the lake, and many are working with a buyer’s agent. Option periods, repair requests, appraisal contingencies, and closing timelines all get negotiated, and each one can cost you money or leverage if you don’t know what’s standard for this market right now. Where a REALTOR’s cost actually goes
Commission isn’t just a fee for putting a sign in the yard. It pays for pricing built on real comparable sales, professional marketing, and the negotiation and contract management described above.
