East Austin is where I send buyers who want walkable streets, real history, and a five-minute drive downtown without the West Austin price tag. The area runs roughly from I-35 on the west to US-183 on the east, bounded by Lady Bird Lake to the south and Manor Road to the north, and it’s still one of the few close-in Austin neighborhoods where you can find a single-family home on its own lot instead of a condo or duplex.

Living in East Austin
Most of East Austin’s older core sits in the 78702 zip code, home to neighborhoods like Cherrywood, Delwood, French Place and Rosewood, and it’s zoned to Austin ISD schools including Zavala Elementary, Martin Middle School, and Eastside Early College High School. If your search takes you to the outer edges of East Austin, you can end up in Del Valle ISD or Manor ISD instead, so it’s worth confirming which district a specific address falls in before you fall in love with a house.
The area’s cultural landmarks are part of what draws buyers here in the first place — the George Washington Carver Museum, the murals and studios around Flatbed Press and Coronado, and the Victory Grill on East 11th Street, which hosted B.B. King and Billie Holiday back when East 11th was the center of Austin’s Black-owned business district. Huston-Tillotson University anchors the neighborhood just south of MLK.
Housing options in East Austin
Single-family homes here are a mix: original bungalows and craftsman cottages built between the 1930s and 1950s sitting next to modern infill construction, often on smaller lots than you’d find in the suburbs. Prices generally run from the high $400,000s into the $1.8 million range, with the median sale landing closer to $650,000-$750,000 depending on the block and how much of the original structure has been updated.
If East Austin doesn’t end up being the right fit on price, I also work with buyers looking a little further out in Del Valle and Manor, both of which sit just past East Austin’s edges and tend to offer more house for the money. Whichever direction you go, getting pre-approved before you start touring will put you in a stronger position once you find the right one, and you can always search all current Austin-area listings if you want to compare East Austin against other parts of the city.
