Spicewood sits about 35 miles northwest of Austin on Highway 71, roughly nine miles southeast of Marble Falls — right where the Hill Country starts to feel like the Hill Country, with wineries, spring-fed swimming holes, and Lake Travis frontage instead of subdivisions. A pool matters more out here than in most Austin suburbs, since a lot of Spicewood properties sit on acreage without a quick walk to a lake or community amenity center.
I’m Robbie English, REALTOR/Broker at Uncommon Realty, and I work Spicewood and the surrounding Highland Lakes market regularly.
Most of Spicewood falls under Marble Falls ISD, with Spicewood Elementary handling the younger grades and Marble Falls Middle and High School for older students, though some addresses on the Lake Travis side fall into Lake Travis ISD — I always confirm zoning before we tour a specific home. For recreation, you’ve got Krause Springs, Pace Bend Park, and Muleshoe Bend Recreation Area on Lake Travis, plus a cluster of wineries along Highway 71 including Spicewood Vineyards and Stone House Vineyard. Weighing Spicewood against nearby Marble Falls? The tradeoff is usually acreage and privacy out here versus more walkable in-town living there.
Buying a home with a pool here
Because a lot of Spicewood lots run on well water and septic rather than city utilities, pool maintenance and permitting can work a little differently than what you’re used to closer to Austin — it’s one of the first things I check on a listing. I keep an updated Spicewood market report if you want to see where prices are trending, and I can pull comparable pool listings in Highland Lakes or Round Rock if you’re comparing markets.
Highway 71 itself has a small commercial strip through Spicewood — general store, a few restaurants, gas stations — so you’re not entirely off-grid, but you’re also not walking to dinner the way you would in a denser suburb. If daily walkability matters more to you than acreage and privacy, it’s worth being honest about that before we start touring properties out here.
