Step One: Prepare and Price

Before anything goes live, I walk the home with you and point out what’s worth fixing — fresh paint, decluttering, and small repairs consistently pay off; a full remodel almost never does before a sale. Once you’re under contract, Texas law requires a Seller’s Disclosure Notice before closing on most residential sales. I get it to the buyer during the option period — usually the first 7 to 10 days — because a late disclosure gives the buyer an automatic 7-day right to cancel, regardless of what your original option period says. From there, I manage the inspection response, the appraisal if the buyer is financing, and the paperwork through closing.

Step Six: Closing Day

By closing day, the details should already be settled — that’s the whole point of managing everything carefully in the weeks before. I confirm the settlement statement, walk you through what you’re signing, and make sure the transfer goes through cleanly.
