Summerlyn is a newer master-planned community in Leander, Williamson County, with 552 homes ranging from about 1,200 to 2,500 square feet. It’s entirely inside Leander ISD, which is both the largest school district in Williamson County and one of the fastest-growing in the state. Kids in Summerlyn attend Jim Plain Elementary, feed into Leander or Wiley middle schools, and go on to Leander or Rouse High School.

The community itself
Summerlyn’s amenities are built around families with young kids — a community pool, a park with a splash pad, a playscape, and a covered pavilion for neighborhood events. It’s a fairly compact neighborhood by design, which keeps most of it walkable to those shared spaces. Leander itself has grown fast over the past decade, and Summerlyn sits close enough to 183A to make an Austin commute realistic without putting you in the middle of Leander’s busiest corridors.
Schools and commute
Leander ISD’s rapid growth has meant new campuses opening regularly across the district, and that’s true near Summerlyn as well — it’s worth confirming current attendance zones with the district directly before you buy, since boundaries do shift as new schools come online. On the commute side, Leander’s location along US 183A puts you within a reasonable drive of both the Cedar Park/Austin job corridor and downtown Leander’s own growing retail and restaurant base.
What to expect from Summerlyn’s homes
Because the community is newer, you’ll mostly see homes built within the same general era and price band rather than the wide mix of ages you’d find in an older Leander neighborhood — that consistency is part of the appeal for buyers who want predictable HOA standards and similar home values on the same street. If Summerlyn’s price point or lot sizes aren’t quite right, I’d also point you toward Caballo Ranch, another Leander community worth comparing on space and price.
