How long does it take to get approved for a rental property?

Great question! When you move into one of our homes after the first of the month, your rent is adjusted so you only pay for the days you actually live there that month. Here’s how we make it simple and fair for everyone.
At move-in, you’ll pay the full rent for the upcoming month. Then, on the first day of the following month, you’ll pay a prorated amount for the days you occupied the home during your move-in month. This setup keeps everything running smoothly for both you and us, allowing our team to handle commissions, move-in expenses, and lease setup efficiently.
Let’s look at a quick example. Suppose y’all move in on March 15th. You’ll pay the full April rent upfront at move-in. Then, when April 1st rolls around, you’ll pay only for the portion of March you lived in the home, from the 15th through the 31st. After that, rent is always due on the 1st of each month for the rest of your lease term.

You can then take it to Walmart, Walgreens, CVS Pharmacy, or other participating stores and make your payment at the register. The store will charge a small convenience fee, but we’ll make sure you know the details before you go.

Think of things like failing to replace air conditioner filters or refrigerator filters regularly, letting the grass grow wild, or ignoring small issues until they become big ones.

If that happens, or you accidentally get locked out, it’ll be your responsibility to call and pay for a locksmith to help you back in. So, while a garage door remote is a great addition, always keep a regular key handy for backup.

If your furry friend has crossed the rainbow bridge or moved elsewhere, we understand it can be tough-and you shouldn’t keep paying for a pet that’s no longer there. In most cases, we can remove a pet fee once you provide proof that your pet no longer lives at the property. A letter from your veterinarian is the most common and accepted form of documentation.
If you had more than one pet, at least one pet fee must remain on your account for the rest of the lease as long as another pet still lives at the property. When your lease comes up for renewal, and there are no longer any pets in the home, we’ll schedule a property inspection. Once the inspection confirms there’s no pet-related damage and you’ve provided the required proof, we’ll remove all pet fees.
However, if our inspection reveals any pet damage, those fees will need to stay in place until move-out. It’s all part of ensuring the property remains in great shape for y’all and future residents too!
My Lease Is Ending and I’m Ready to Move Out. What Should I Do?
First things first, check your lease! Most leases require a 60-day written notice before you move out, and that notice must usually line up with the end of a month. Nearly all our leases are designed so that your home is available for the next resident on the first day of the following month.
What that means for you is simple: you’ll be responsible for the full month’s rent during your final month, even if you leave a few days early. Planning your move to wrap up at the end of the month helps everything go smoothly and keeps your record in good standing.

If you’re ready to move out but your roommate isn’t, don’t worry, y’all aren’t the first to face this! The first thing to do is contact us right away so we can walk you through the next steps. You’ll need to either find a replacement roommate or allow us to help find one for you.
Any new roommate must apply and be approved, just like you were when you first moved in. Until that happens and a new lease is signed, you’ll still be responsible for your portion of the rent. Once the change is approved, there’s a lease change fee as outlined in Section 28 of your lease or as determined by management.
