The Hills in Lakeway is a gated golf country club community that’s been around since 1981, built around two courses — the original Hills Course and the Jack Nicklaus-designed Flintrock Falls. It’s in Lakeway, split across ZIP codes 78734 and 78738, and it’s zoned to Lake Travis ISD. If you want a mature, established golf community with real amenities rather than a newer subdivision still filling in, this is one of the places I show first.

Beyond the two golf courses, The Hills has multiple community pools, tennis and pickleball courts, a spa and fitness center, marina access, and a network of trails — it’s a full country club setup, not just a neighborhood with a golf course view. Homes range widely, from roughly 1,800 to 8,000+ square feet on lots between a quarter-acre and two acres, which means you’ll find everything from a golf-course condo to a large custom estate inside the same gates. Architecture leans Mediterranean-inspired, with mature landscaping and winding streets that have had four decades to fill in.
Buying or selling in a golf community
Golf communities have their own pricing logic — lot position relative to the course, view corridors, and HOA and club membership structure all affect value in ways a standard subdivision doesn’t have to account for. If you’re buying, I’ll walk you through what’s actually included with club access versus what’s optional. If you’re selling, positioning a golf-community home means marketing to the right buyer pool, not just listing it the same way as anywhere else in Lakeway.
