If you’re weighing whether to just list your Horseshoe Bay home on Zillow yourself versus working with an agent, here’s the honest comparison. I’m Robbie English, REALTOR and Broker at Uncommon Horseshoe Bay.

Zillow is a platform, not representation. It puts your listing in front of buyers, which matters, but it doesn’t price your home, negotiate on your behalf, or catch the issues specific to lake and golf-course property that come up in Horseshoe Bay contracts.

  • Zillow provides exposure; it doesn’t provide pricing strategy, negotiation, or contract review.

Zillow’s own estimated value (the Zestimate) is a starting point at best — it doesn’t account for lake frontage, golf-course access, or HOA specifics the way a local comp analysis does.

Buyers browsing Zillow won’t know to ask about these upfront, which means you’re the one fielding those questions if you’re selling on your own.
