Working With Robbie: Your Dripping Springs REALTOR

People often ask what it’s actually like to work with me day to day, past the credentials and the years of experience. That’s a fair question, so here’s the honest answer. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I run my Dripping Springs business the same way I’d want a client to run theirs: directly, without a lot of layers between you and the person actually handling your transaction.

Robbie English Standing in Kitchen

TLDR: Top Dripping Springs REALTOR

  1. You talk to me, not an assistant or a rotating team of junior agents.
  2. I respond quickly and set clear expectations up front about timelines and next steps.
  3. I walk properties in person and show up to inspections when it matters, rather than working entirely from a screen.
  4. Decades of experience specific to Dripping Springs and the surrounding Hill Country.
  5. Straightforward answers, even when the answer isn’t the one you were hoping for.

What happens after you reach out

When you first contact me, we start with a conversation about what you’re actually trying to do, not a script. Buying and selling in Dripping Springs both come with enough variables, acreage versus a lot in Belterra, a fast timeline versus a flexible one, that a generic process doesn’t serve you well. I ask questions before I make recommendations, and I’d rather spend an extra fifteen minutes upfront than have you find out three weeks in that I misunderstood what mattered to you.

From there, you get my direct contact information, and that’s who you’re reaching for the rest of the transaction. I don’t hand buyers off to a team of showing agents or route sellers through a transaction coordinator you’ve never spoken to. If something comes up on a Saturday showing or during a tense round of negotiation, you’re calling me.

How I communicate

I’d rather tell you a property has a real problem than talk you into ignoring it, and I’d rather tell a seller their price expectation is off than let them find out the hard way after ninety days on the market. That’s not always the easiest conversation, but it’s the one that actually protects you. Between those conversations, I keep you updated on what’s happening with your transaction as it happens, not in a weekly summary email that’s already out of date by the time you read it.

Why that approach holds up under pressure

I’m also a national real estate speaker and instructor, which means the negotiation and contract strategies I teach other agents around the country are the same ones I’m using at your closing table. That keeps my day-to-day work sharp, not just my classroom material, and it’s part of why clients tend to come back or send friends and family my way when they’re ready to make a move here.

Let’s talk

If you’re ready to buy, sell, or invest in Dripping Springs, reach out to Robbie English, REALTOR, Broker at Uncommon Realty, and let’s start with a conversation about what you’re actually trying to accomplish.
