Searching “top listing agent near me” in Austin turns up a long list of options, and picking the right one comes down to more than who ranks first. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and here’s what I’d actually check before hiring anyone to list a home in Austin.

Check the license, not just the reviews

Every real estate agent in Texas has to be licensed through the Texas Real Estate Commission, and you can look up an agent’s license status, standing, and any disciplinary history directly on TREC’s website before you ever sign anything. A Broker license, which is what I hold, requires additional experience and education beyond a standard salesperson license, and it’s worth knowing the difference when you’re evaluating who to hire.

Ask how well they know your specific part of Austin

Austin isn’t a single market. Pricing, buyer demand, and even how fast a home typically sells look different in Mueller than they do in Circle C. An agent who works the whole metro without a real handle on your specific neighborhood’s recent comparables is going to guess at your price, not calculate it. I price listings off recent, closed comparables from the immediate area, not a citywide average, because the two numbers can be very different.

Ask about their track record, specifically

“Top agent” claims are easy to make. What matters is whether they can show you recent, comparable sales they’ve actually closed, how those homes were priced relative to what they sold for, and how long they typically sat on the market. I’ve been a REALTOR and Broker for more than 40 years, and I’ve also trained real estate agents and brokers nationally since 2016, which is a credential worth asking any agent you’re considering whether they can match.

Make sure they’ll actually negotiate for you

Some agents list a home and step back once an offer comes in. The agent you want is the one who reviews every offer with you in detail, price, contingencies, financing terms, and timeline, and negotiates each of those points rather than accepting the first reasonable number.
