78756 covers some of Central Austin’s most walked and driven ground — Rosedale, the southern edge of Allandale, and Brentwood all fall inside this zip code, with Burnet Road running through the middle of it and Shoal Creek marking the western edge. It’s a short drive to downtown and walkable to a lot of the restaurants and shops along Burnet, plus Rosedale’s own cluster of neighborhood spots like Upper Crust Bakery and Apothecary.
Schools split by neighborhood and by which side of 45th Street you’re on. Rosedale generally feeds Bryker Woods Elementary south of 45th and Highland Park Elementary north of it, while Brentwood has its own zoned elementary, Brentwood Elementary. From there it’s Lamar Middle School and McCallum High School for most of the zip. Boundaries shift as the district grows, so I’d confirm the exact zoning for any specific address before it factors into a decision.
The housing stock here is a genuine mix. Mid-century bungalows on mature, tree-lined lots sit alongside remodels and newer builds, and there’s a real supply of condos too, since Burnet’s walkability keeps condo demand strong. Houses and units alike don’t tend to sit long here when they’re priced right.

It’s also one of the more walkable zips in Central Austin once you’re near Burnet, which matters more to some buyers than square footage does.
