If you’re buying or selling in Austin, you’re dealing with one of the most varied real estate markets in Texas — the city itself stretches across Travis, Williamson, and Hays counties, and depending on the address you could be zoned to Austin ISD, Round Rock ISD, Eanes ISD, Leander ISD, or several others. That variation is exactly why “the Austin market” isn’t one number or one strategy; a home in Rollingwood and a home in Del Valle can behave completely differently even though they share a mailing address.

How I approach a market this large

For buyers, that means starting with what actually matters to you — school zone, commute, lot size, walkability — and narrowing the search to neighborhoods that fit, rather than treating Austin as one homogenous market. For sellers, it means pricing against truly comparable homes in your specific neighborhood and school zone, since city-wide averages can be misleading in either direction depending on where you are.

Contracts and negotiation

Austin still sees competitive situations on well-priced homes in in-demand neighborhoods, and I walk buyers through strategies that go beyond simply offering more money — waiving contingencies you shouldn’t waive is a common way buyers get hurt here. For sellers, understanding which contingencies and terms actually matter in an offer, not just the headline price, is where I add the most value during negotiation.

A CMA built on your actual neighborhood

Because Austin covers so much ground, I build Comparative Market Analyses using recent closings in your specific neighborhood and school zone, not a citywide blend. A home in North Central Austin and a home in Southeast Austin can carry very different price trajectories even in the same month.
