Downtown Austin real estate means condos and high-rises almost exclusively — there’s very little single-family housing left inside the core, and most of what exists is in the Rainey Street district or the streets just north of the Capitol. Buying and selling here works differently than anywhere else in the city, and the two things that matter most are HOA financials and building-specific rules, not the usual comps-and-condition conversation you’d have on a house.
What’s different about buying a downtown condo
Every building has its own HOA reserves, rental restriction policy, and special-assessment history, and those details can affect a unit’s value as much as square footage or the view. I pull HOA financials and board meeting minutes before a client makes an offer, not after, because a building with underfunded reserves or an upcoming assessment changes the math on a purchase. Lenders also treat condo buildings differently than single-family homes — some buildings simply don’t qualify for certain loan types, which is worth knowing before you fall in love with a unit.
What’s different about selling one
Pricing a downtown unit means comparing it against other units in the same building or a small handful of comparable buildings, not against the broader downtown market — a unit on a high floor with a Capitol view in one tower can be worth substantially more than an identical layout a few floors down or in a different building nearby.
Who tends to buy and sell downtown
I work with a mix of buyers here — people relocating for work who want to walk to the office, investors, and empty nesters downsizing out of a house in the suburbs. Each of those buyers is looking for something different in a building, from rental flexibility to amenities to proximity to specific employers, and I factor that into how I market a downtown listing.
