Downtown Austin TX Real Estate Agents

I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I work directly with buyers and sellers throughout Downtown Austin — the high-rise condo corridor stretching from the Capitol down to Lady Bird Lake, including the Rainey Street district and the buildings around Congress Avenue and Second Street. Downtown is almost entirely a condo market, and that changes what an agent needs to actually know to serve you well.

What I Actually Do for Buyers Downtown

Every downtown building has its own HOA, its own financials, and its own rules on things like short-term rentals and pet policies. Before you fall in love with a unit, I want you to know what the building’s reserve fund looks like, whether there’s a pending special assessment, and how that building’s resale values have actually trended, not just what one listing looks like on paper. That’s the difference between buying a condo and buying into a building.

What I Actually Do for Sellers Downtown

If you’re selling, I price your unit against recent sales in your specific building and comparable towers, not a citywide downtown average that can be misleading given how different buildings perform. I also make sure your HOA documents and financials are in order before a buyer’s lender starts asking questions, since financing issues at the building level are one of the more common ways downtown deals fall apart.

Downtown Districts Aren’t Interchangeable

Rainey Street, the Seaholm area, and the blocks around the Capitol and Congress Avenue each have a different feel, different building ages, and different price points. I’ll help you figure out which part of downtown actually fits what you’re looking for, whether that’s walkability to Lady Bird Lake, proximity to Sixth Street’s nightlife, or a quieter building further from the entertainment districts.
