10 Questions to Ask Your Real Estate Agent Before Buying a Home

Choosing the right agent matters more than most buyers realize going into a fast-moving market like Austin, Cedar Park, Round Rock, Leander, or Lakeway. I’m Robbie English, REALTOR, Broker with Uncommon Realty, and here are the ten questions actually worth asking before you commit to working with someone.

1. What is your experience in this specific local market?

Austin and its surrounding suburbs each have distinct market dynamics. Ask about recent sales specifically in the neighborhoods you’re targeting, not just years licensed overall, since general experience doesn’t always translate to current, area-specific knowledge.

2. What is your approach to finding homes for buyers?

Some agents lean entirely on public listings, others have access to off-market or pre-market opportunities through their network. Ask how they plan to actually search on your behalf, and how familiar they are with the specific schools, amenities, and development plans in your target areas.

3. How do you communicate with clients?

Ask about their preferred method and expected response time. Establishing this upfront avoids the frustration of unclear expectations once you’re actively competing for homes and need fast answers.

4. Can you provide references from recent clients?

A reputable agent should have no problem connecting you with recent clients. Ask specifically about communication, negotiation, and how they handled the closing process, not just whether the client was generally happy.

5. How does your compensation actually work?

This changed in 2024. Buyer’s agent compensation is no longer automatically built into every listing the way it used to be, and you’ll sign a buyer representation agreement that spells out how your agent gets paid, whether that’s covered by the seller as part of the deal, built into the offer, or paid directly by you. Get clear on this before you start touring homes, not after you’ve found one.

6. How will you help me negotiate?

A skilled agent should be able to explain their actual negotiation approach, not just claim experience. Ask how they use market data and property condition to build a case, and how they handle a seller who won’t budge on price.

7. What should I watch for during a home inspection?

Your agent should know common problem areas for the specific type of home and neighborhood you’re buying in, from foundation issues in older homes to specific concerns with newer construction. Ask them to walk you through what actually matters versus cosmetic issues.

8. How familiar are you with different financing options?

Your agent doesn’t need to be a loan officer, but they should understand conventional, FHA, and VA loans well enough to point you toward the right lender for your situation and flag financing contingencies that could affect your offer’s competitiveness.

9. What do current market conditions actually look like?

Ask about real numbers: average days on market, how many offers similar homes are getting, and whether inventory is tightening or loosening in your target area. Vague answers here are a warning sign.

10. What’s your strategy for multiple-offer situations?

Multiple offers are common in competitive Austin-area markets. Ask specifically how they help your offer stand out beyond just price, whether that’s flexible closing terms, a personal letter, or other structuring options.

Frequently Asked Questions

Do I have to pay my buyer’s agent directly?

Not necessarily. It’s negotiated as part of the deal and can still be covered by the seller, but it’s no longer automatic, so clarify this with any agent before you start working together.

Should I interview more than one agent?

It’s reasonable to, especially in a market where you’ll likely be under a representation agreement once you start touring homes. A short conversation upfront is worth the time before you commit.
