If you’re weighing whether to sell your Highland Lakes house yourself or bring in a real estate agent, the honest answer is: it depends on how much your time and your net proceeds are worth to you. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I want to walk through what an agent actually adds in this specific market, so you can make that call with real information instead of a sales pitch.

  • The Highland Lakes region spans multiple counties and lake systems, which makes accurate comparables harder to pull than in a single-city market.
  • A large share of buyers here are shopping from out of town for a second home or eventual retirement property, so how a listing reaches them matters as much as the listing itself.
  • Waterfront, near-water, and inland homes in the same zip code can price very differently — an agent who tracks those distinctions prices more accurately than a generic online estimate.
  • Selling without representation means handling disclosure requirements, contract negotiation, and closing logistics yourself.

Why this market is harder to price than it looks

The Highland Lakes aren’t one lake — they’re a chain of reservoirs on the Colorado River, including Lake Buchanan, Inks Lake, Lake LBJ, Lake Marble Falls, and Lake Travis, spread across Burnet, Llano, and Travis counties. That geography matters for pricing: a home two streets from open water can sell for a meaningfully different price than one a mile inland, even within the same subdivision, and county lines can affect tax rates and school district assignment too. Pulling the right comparables means knowing which lake, which shoreline, and which side of a county line you’re actually on — not just running a search on a five-mile radius.

Who’s actually buying out here

A big part of the Highland Lakes buyer pool isn’t local — they’re coming from Austin, from out of state, or shopping for a weekend and eventual retirement property sight-unseen before a final visit. That changes what “good marketing” means. Professional photography and a strong online listing carry more weight here than they would in a market where most buyers are already driving the neighborhood. If your listing only reaches people already searching your zip code, you’re missing a meaningful slice of the actual buyer pool for this area.

What I handle so you don’t have to

Selling without an agent means you’re the one fielding buyer questions, reviewing offers, negotiating repair requests, and making sure the Texas seller disclosure paperwork is filled out correctly — on top of your regular life.
