The Honest Read On Austin Right Now
Austin’s median sale price has been running around $557K, down about half a percent year over year, and price per square foot has softened slightly too. That’s a meaningfully different market than the 2021-2022 run, but “cooled off” doesn’t mean “slow.” Days on market have actually improved somewhat, dropping from around 35 days in mid-2025 to 27 days in mid-2026.
Where The Real Competition Concentrates
Competition in this market isn’t evenly spread. Certain luxury price bands, the $1.2M-$1.39M range in particular, have been trading in as little as 15 days, tighter than the overall metro average. That tells you competition is concentrated in specific, well-defined pockets, not spread evenly across every price point and neighborhood.
What Drives Whether A Specific Home Sees Competition
A well-priced, well-presented home in a desirable area still generates multiple offers in this market.
