The buyer pool here is narrower than in a typical Austin suburb, made up mostly of lake buyers, retirees, and people shopping for a second home rather than move-up buyers chasing square footage.

Two homes with the same square footage can sell for very different prices in Granite Shoals depending on lake access, view, and lot type. A home with deeded waterfront or a clear lake view is a different product than a comparable home two streets back, even if the interior finishes are identical. I price against recent sales of genuinely comparable properties, not a general Highland Lakes average that blends all of that together.
