Granite Shoals is a small, specific market, and knowing what actually drives value here matters more than it would in a typical Austin-area subdivision. I’m Robbie English, Broker and REALTOR at Uncommon Highland Lakes Realty, and I’ve worked this market long enough to know what a Granite Shoals home is really worth and why.   • Lake access, view, and lot type change a home’s value here more than they would in a typical subdivision.

What makes Granite Shoals its own market

Granite Shoals became an incorporated city in 1966 and adopted a home-rule charter in 2005. It sits on Lake LBJ, named for the granite shoals that were visible along the Colorado River before Wirtz Dam formed the lake. The buyer pool here is narrower than in a typical Austin suburb, made up mostly of lake buyers, retirees, and people shopping for a second home rather than move-up buyers chasing square footage.

What actually moves the price

Two homes with the same square footage can sell for very different prices in Granite Shoals depending on lake access, view, and lot type. A home with deeded waterfront or a clear lake view is a different product than a comparable home two streets back, even if the interior finishes are identical. I price against recent sales of genuinely comparable properties, not a general Highland Lakes average that blends all of that together.

What buyers here are actually looking for

Granite Shoals bills itself as the “City of Parks,” with nineteen public parks within city limits, and that recreational identity is part of the draw for buyers looking at the area. Outdoor access, proximity to the lake, and a quieter pace than Austin proper all factor into what a buyer here is willing to pay for the right property.
