Burnet County Farms and Ranches

Burnet County sits at the heart of the Highland Lakes — five lakes (Buchanan, Inks, LBJ, Marble Falls, and Travis) all touch the county, formed by dams the Lower Colorado River Authority built on the Colorado River between 1938 and 1951. That’s the backdrop for farms and ranches here: rolling hill country, spring-fed creeks, and land about 60 miles northwest of Austin. I’m Robbie English, broker at Uncommon Highland Lakes Realty, and I’ve spent decades working this market.

What to Look For in Burnet County Land

Rural land here ranges from working cattle operations to recreational acreage near Inks Lake and Lake Buchanan, both accessible off Park Road 4 near Longhorn Cavern State Park. Before you buy, a few things matter more than the listing photos: water access (creek, lake frontage, or well), road maintenance agreements if the property isn’t on a county road, utility access, and whether the land currently carries an agricultural valuation that will need updating in your name after closing.

Burnet, the County Seat

The city of Burnet calls itself the Bluebonnet Capital of Texas, and every spring the wildflowers along the roadsides draw thousands of visitors for the town’s Bluebonnet Festival. It’s a working county seat with easy access to the rest of the Highland Lakes via Highway 281.

Working with Me

Land deals come with their own due diligence — mineral rights, easements, flood zones near the lakes, and confirming what an ag exemption actually requires to keep. I go through all of it with clients before they’re under contract, and I negotiate on the numbers, not just the paperwork.
