Burnet is the Burnet County seat, sitting about 48 miles northwest of Austin near Lake Buchanan and Inks Lake. It’s less of a resort town than Horseshoe Bay or Marble Falls, which means its luxury inventory leans more toward acreage estates, equestrian properties, and custom-built homes than waterfront condos. I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty, and I work this segment of the Burnet market.
What defines Burnet’s luxury market
Burnet doesn’t have the resort-driven waterfront market you’ll find in Horseshoe Bay. Instead, its higher-end inventory is mostly acreage: hilltop lots with long views, working ranches, and custom homes built with more land and privacy than you’d get closer to the lake towns. Buyers here are often trading proximity to the water for space and quiet.
Buying luxury real estate in Burnet
Acreage properties come with their own set of questions — water rights, easements, ag exemptions, and how a lot’s terrain affects buildability. I walk buyers through those details before an offer goes in, not after, so you know what you’re actually getting.
Selling luxury real estate in Burnet
Selling acreage or an equestrian property takes different marketing than a standard listing — the buyer pool is smaller and more specific. I price based on recent comparable sales in Burnet itself, handle the marketing and photography personally, and work to get the listing in front of buyers who are actually looking for what your property offers.
Why work with me
I also teach real estate nationally as a speaker and instructor, which comes in handy on acreage deals specifically — water rights and ag-exemption questions come up across plenty of the markets I’ve worked, not just Burnet, and I bring that broader experience into every conversation here.
